Nesbitt Realty Can Check The Background Of Applicants For Your Unit For Lease In Alexandria

The first step for us to identify a good renter is to market your rental to prospective renters moving to Northern Virginia. But the second step is to identigy the the best-possible renter. Vetting applicants is one of the most necessary elements of any good property manager in the City of Alexandria. Photo of 3205 Commonwealth Ave #C Nesbitt Realty look ats the prospective tenant’s past behavior. With that in mind, our tiny real estate company assumes the prospective renter’s future behavior will be similar. The possible renter should demonstrate a history of being a top, good renter as well as demonstrated financial capacity. Our background checking process is founded on several conventions including:
  • Credit History – The possible lessee's credit history informs us about the applicant’s current and past performance with regards to debts and other financial obligations. The possible renter’s credit report also tells us their monthly debt and shows their previous addresses (which we compare to addresses listed on the application). An applicant must have acceptable credit to qualify.
  • Application – After the applicant tours a investment unit, the agent takes an application. The application is accompanied by supporting documentation so that Nesbitt Realty can verify and investigate all information included on the application. The possible renter pays for the cost of the background check at the time of application.
  • Income Verification – Nesbitt Realty & Management verifies salary, job status, job title and prospects for continued employment. Depending upon the applicant's debt load, a tenant needs to earn not less than 3 to 4 times the monthly rent in gross income to qualify for rental.
If accepted, the applicant’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the renter with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental property and community. For a complete break-down our process, contact Will Nesbitt or read more here. We have these important associations: Virginia Association of Realtors, National Association of Residential Property Managers, Northern Virginia Association of Realtors, and more. We are fully authorized to manage investment residence in Virginia state, and we have all necessary licenses and accreditation.
