What we look for in Riverside renters
In Riverside, Nesbitt Realty prefers to work with reasonable tenants. Here are a few of the traits we expect.
- A tenant pays the rent when due every month. This means paying on or before the first, rather than at 5 pm on the 5th.
- A tenant is honest. A tenant does not sneak in a co-tenant or pet.
- A renter is reasonably clean. A renter does not attract pests such as rodents and bugs.
- A tenant does not misuse systems.
- A renter is courteous and pleasant to work with. A tenant knows the difference between a property manager and a hotel concierge.
- A tenant doesn't annoy neighbors.
- A renter reports problems at appropriate times. Renters that don't report maintenance issues cost property owners money and cause problems for property managers.
- A tenant doesn't gripe when it's not appropriate. This means that a renter doesn't ask to replace functioning systems. A tenant doesn't expect more than the lease provides. A renter doesn't complain that an appliance doesn't work when the tenant doesn't know how to operate the appliance.
- A renter does not smoke in the home.
- A tenant is looking for a rental term that is as long as the real estate investor wants to rent the property.
So this is what we're looking for in a renter, but how do we find renters who measure up to this ideal? Experience has taught us that difficult renters can appear as polite, nicely-dress, well educated people with jobs. We have a knack for sniffing out unreasonable renters.
Our Five Step Process
Fair Housing Laws and our conscience dictates that we do not judge applicants in Riverside based upon appearance. Experience has taught us that appearances can be very decieving. We do however judge applicants based upon their reputation and their actions. If a applicant is difficult with our staff from the start, they will probably be difficult as renters. If a is dishonest, we will expect them to be dishonest as a tenant. If a has troubles finding fundsfor background fees and the first month of rent, we will expect that same potential tenant will have difficulty while they are in the rental.
But even if every action initially is promising we still check the background of each potential renter with a complete background check. Every applicant and occupant must provide a government-issue photo identification. From there, as property managers we start our vetting process.
