The application is accompanied by supporting documentation so that our business can verify and scrutinize all information included on the application. The potential renter pays for the cost of the background check at the time of application.
- Income Verification – Nesbitt Realty checks and confirms job title, salary, job status and prospects for continued employment. Depending upon the prospective renter's debt load, a tenant needs to earn not less than 3 to 4 times the monthly rent in gross income to qualify for rental.
- Tenant Screening – Nesbitt screens tenants with a combination of checking credit history, background, eviction and criminal screening services as well as our own efforts to collect information needed to confirm and process the application.
If accepted, the potential lessee’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the renter with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental and community.
