The first step for us to find the most compatible renter is to advertise the listing to prospective renters moving to Northern Virginia. But the second step is to find the the best-possible renter. Investigating possible tenants is one of the most critical charges of any talented rental management company in 22180.
Our award-winning real estate business look ats the prospective lessee’s past behavior. With that in mind, Nesbitt Realty and Management assumes the applicant’s future behavior will be the same or similar. The applicant should demonstrate a history of being a trustworthy, top renter and at the same time possessing the financial capacity to handle the rent. Our background checking process is founded on several basic tactics including:
- Application – After the applicant stop bys a investment property, the agent takes an application. The application is accompanied by supporting documentation so that our business can verify and scrutinize all information included on the application. The potential renter pays for the cost of the background check at the time of application.
- Income Verification – Nesbitt Realty checks and confirms job title, salary, job status and prospects for continued employment. Depending upon the prospective renter's debt load, a tenant needs to earn not less than 3 to 4 times the monthly rent in gross income to qualify for rental.
- Tenant Screening – Nesbitt screens tenants with a combination of checking credit history, background, eviction and criminal screening services as well as our own efforts to collect information needed to confirm and process the application.
If accepted, the potential lessee’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the renter with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental and community.
