Checking the backgrounds of applicants is one of the most crucial tasks of the successful rental management services in Northern Virginia of a rental in the counties of Alexandria, Arlington, Fairfax, and Falls Church.
Nesbitt Realty investigates the potential lessee’s past behavior. With that in mind, Nesbitt Realty assumes the applicant’s future behavior will be the same or similar. The potential tenant should demonstrate a history of being an honest, stable renter while at the same time having the income and debt-ratio to manage rent. Our background checking process is founded on several simple formulae including:
- Income Verification – Nesbitt checks and confirms job status, salary, prospects for continued employment and job title. Depending upon the applicant’s debt load, a tenant needs to earn not less than 3 to 4 times the monthly rent in gross income to qualify for a rental.
- Credit History – The applicant’s credit history informs us about the applicant’s current and past performance as far as debts and other obligations. The applicant’s credit report also tells us their monthly debt and shows their previous addresses (which we compare to addresses listed on the application). An applicant must have acceptable credit to qualify.
- Criminal Record & Evictions – Nesbitt Realty & Management knows it’s crucial to know the criminal and public court records of the applicant on every rental place in 22205 in Arlington County. Landlords should be aware that almost all other rental managers do not check out court records.
If accepted, the possible renter’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the lessee with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental and community.
