Our background checking process is founded on several elements including:
- Income Verification – Our award-winning real estate brokerage establishes prospects for continued employment, job status, salary and job title. Depending upon the potential renter's debt load, a tenant needs to earn not less than 3 to 4 times the monthly rent in gross income to qualify for a rental.
- Tenant Screening – Nesbitt Realty & Management screens tenants with a combination of checking credit history, background, eviction, and criminal screening services as well as our own efforts to collect information needed to confirm and process the application.
- Application – After the potential renter tours a rental property, the agent takes an application. The application is accompanied by supporting documentation so that Nesbitt Realty can verify and examine all information included on the application. The prospective renter pays for the cost of the background check at the time of application.
If accepted, the applicant’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the renter with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental townhouse and community.
