Nesbitt Realty investigates the possible renter’s past behavior. With that in mind, Nesbitt Realty assumes the applicant’s future behavior will be the same or similar. The applicant should demonstrate a history of being a reliable, honest renter as well as having the income and debt-ratio to manage rent. Our background checking process is founded on several fundamentals including:
- Landlord Reference – Nesbitt Realty utilizes public information, tax records, and other research and verification to ensure that we're talking to the actual owner about the actual rental history of the possible renter.
- Application – After the applicant learns a bit more about a rental, the agent takes an application. The application is accompanied by supporting documentation so that Nesbitt Realty and Management can verify and scrutinize all information included on the application. The applicant pays for the cost of the background check at the time of application.
- Criminal Record & Evictions – Nesbitt Realty & Management knows it's necessary to know the criminal and public court records of the applicant on every rental in 22152 in Springfield. Landlords should be aware that almost all other rental managers do not scrutinize court records.
If accepted, the applicant’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the renter with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental and community.
