If there is just one character of difference between a couple of entries this will be tallied separately. Thus, when you really want to get a tally, you should consider all possible variations of the school's name.

Yes, for the reason stated above, make sure you look for all possible variations of the spelling.
Consider the possibility that the property is for lease.
This tally
only includes listings currently on the sales market. And, this tally does not include rentals in Catalina. Hence, it's possible that the sign you saw posted was for a rental property. An active listing is a property that is available and for sale. There are many properties that have a sign posted that are not
active.
The property may be under-contract.
For example, from time to time a for sale is posted because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet for sale. Only agents have access to information about properties that are in coming-soon status. In addition, the MLS database does not permit Nesbitt Realty to include those properties in our count. If you want to know about coming-soon homes in a particular neighborhood, you'll have to talk to Nesbitt Realty directly.
Perhaps, the property is already under-contract.
It happens that a listing is already sold when you spot the sign up. Sold notices don't go up the second a contract is signed. Not to mention, sometimes that the Realtor is a less than prompt with putting up the under-contract riders. For these reasons, you may see a for sale sign posted when a listing is not active.
