Investigating applicants is one of the most necessary tasks of the successful management services of a rental place in Northern Virginia.
Nesbitt Realty & Management examines the applicant’s past behavior. With that in mind, our team assumes the applicant’s future behavior will be the same or similar. The applicant should demonstrate a history of being a top, solid tenant and at the same time possessing the financial capacity to handle the rent. Our background checking process is founded on several conventions including:
- Credit History – The potential renter's credit history informs us about the applicant’s current and past performance repaying debts and other responsibilities. The applicant’s credit report also tells us their monthly debt and shows their previous addresses (which we compare to addresses listed on the application). An applicant must have acceptable credit to qualify.
- Application – After the potential renter learns more abouts a rental home, the agent takes an application. The application is accompanied by supporting documentation so that our team can verify and scrutinize all information included on the application. The possible renter pays for the cost of the background check at the time of application.
- Criminal Record & Evictions – Nesbitt Realty sees it's important to know the criminal and public court records of the applicant on every rental detached in Arlington. Investors should be aware that nearly all other managing agents do not scrutinize court records.
If accepted, the applicant’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the renter with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the investment residence and community.
