Income Verification – Nesbitt Realty & Management verifies salary, job status, prospects for continued employment and job title. Depending upon the potential lessee's debt load, a tenant needs to earn at least 3 to 4 times the monthly rent in gross income to qualify for rental.
Tenant Screening – Nesbitt Realty screens tenants with a combination of checking credit history, background, eviction and criminal screening services as well as our own efforts to collect information needed to confirm and process the application.
Application – After the applicant visits a rental dwelling, the agent takes an application. The application is accompanied by supporting documentation so that Nesbitt Realty can verify and scrutinize all information included on the application. The applicant pays for the cost of the background check at the time of application.
If accepted, the prospective tenant’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the tenant with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental property and community.
