Nesbitt Realty scrutinizes the prospective renter’s past behavior. With that in mind, our family-run operation assumes the possible lessee’s future behavior will be the same or similar. The applicant should demonstrate a history of being a stable, reliable tenant and possessing the financial capacity to handle the rent. Our background checking process is founded on several conventions including:
- Credit History – The applicant's credit history informs us about the applicant’s current and past performance in meeting their financial obligations. The applicant’s credit report also tells us their monthly debt and shows their previous addresses (which we compare to addresses listed on the application). An applicant must have acceptable credit to qualify.
- Landlord Reference – Nesbitt Realty utilizes public information, tax records, and other research and verification to ensure that we're talking to the actual property owner about the actual rental history of the applicant.
- Criminal Record & Evictions – Nesbitt Realty & Management sees it's essential to know the criminal and public court records of the prospective renter on every rental in Fairfax County. Landlords should be aware that most other rental property managers do not look at court records.
If accepted, the applicant’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the renter with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental residence and community.
