The borrower then pretends they have a financial hardship and can not make any more payments. Someone, an accomplice, who is working with the borrower submits a low offer to buy the property. The lender agrees with the short sale not knowing that it was all a set-up. The property is usually resold immediately for the actual value for a profit. Aside from the market centers and restaurants, Annandale also prides itself with fine recreational places, such as the Pinecrest Golf Course, the Wakefield Skate Park, and the Audrey Moore RECenter. The golf course has 10 driving cages and indoor practice area aside from the clubhouse, snack bar and pro shop. For the kids, the Wakefield Skate Park holds skateboarding and BMX camps for children and teens. Lastly, the Audrey Moore RECenter, formerly known as Wakefield RECenter, houses indoor swimming pools and offers more than 40 fitness classes each week.

Appraisal Fraud involves the appraiser of a house or commercial real estate, the broker, loan officer and sometimes the lender. This is when the numbers are fixed so the real estate looks as if it is worth more than it truly is.
