What we look for in Sligo Estates renters
In Sligo Estates, our team wants to work with reasonable tenants. Here are some of the traits we expect.
- A renter pays the rent when due every time. This means paying on or before the first, rather than at 5 pm on the 5th.
- A renter is honest. A renter does not sneak in a co-tenant or pet.
- A renter is fussy about cleanliness. A renter does not attract pests like rodents and bugs.
- A renter does not damage the property.
- A tenant is courteous and pleasant to work with. A renter understands the difference between a property manager and a hotel concierge.
- A tenant doesn't disturb neighbors.
- A tenant reports problems at appropriate times. tenants that don't report maintenance issues cost landlords money and cause problems for property managers.
- A renter doesn't gripe when it's not appropriate. This means that a renter doesn't demand to upgrade functioning systems. A renter doesn't expect more than the lease provides. A renter doesn't complain that an appliance doesn't work when the renter doesn't know how to operate the appliance.
- A renter does not smoke in the home.
- A renter is looking for a lease that is as long as the real estate investor wants to rent the rental.
So this is what we're looking for in a tenant, but how do we find renters who measure up to this ideal? Experience has taught us that troublesome renters can appear as polite, nicely-dress, well educated people with jobs. We have a knack for sniffing out difficult tenants.
Our Five Step Process
Fair Housing Laws and our conscience dictates that we do not judge potential tenants in Sligo Estates based upon appearance. Experience has taught us that appearances can be very decieving. We do however assess potential tenants based upon their reputation and their actions. If a applicant is difficult with us from the outset, they will probably be troublesome as renters. If a makes false statements, we will expect them to be unreliable as a renter. If a has a problem finding certified fundsfor background fees and the first month of rent, we will expect that same applicant will have problems during the lease.
But even when every appearance initially is promising we still vet every applicant with a complete background check. Every applicant and occupant must provide a government-issue photo identification. From there, as rental we start our vetting process.
