This list is revised every 15 minutes or so to ensure that Nesbitt Realty is providing fresh tallies that you can count on. The data compiled below is taken directly from the MLS database, so there are a few tips to keep in mind.
You may find a subdivision listed multiple times.
You should know that the names of subdivisions (or condominiums) found below were all put into the Multiple Listing Service by Realtors. Because humans entered the data, there may be typographical errors. Of course sometimes, those typographical errors can be corrected and that correction makes it appear that a property has sold when really the listing was updated.
Not to mention, there may be some diffence of opinion as to what exactly a particular community is named. If there is just one character of difference between two entries this will be counted as different communities. Hence, if you really want to get a picture, you have to consider all the variations of the subdivision's name. Case in point, Midtown condominiums in Alexandria are sometimes known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign posted but the subdivision isn't listed below."
Is there a different name for this particular subdivision?
Yes, for the reason stated above, make sure you double-check all typical variations of the name.
Is the property for rent?
This list does not include rentals. Hence, it's possible that the sign you saw posted was for a rental property. Not to mention, this list
exclusively covers active listings in Reston Homes Sale.
Is the property in coming-soon status?
An active listing is a property that is available and on the market. There are many properties which have a sign up that are not
active.
For example, sometimes a for sale is posted because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet for sale. Only agents have access to information about listings that are coming-soon. In addition, the MLS database does not permit Nesbitt Realty to count those listings in our tally. If you want to know about coming-soon listings in a particular community, you'll have to email us directly.
Is the property sold?
And, from time to time that a listing is already sold or
under contract when you spot the for sale posted. Sold riders don't go up the moment a property settles. Also, from time to time that the Realtor is a little tardy with putting up the under-contract riders. Because of these reasons, you might see a for sale sign posted when a listing is not available.
