Listed below you will see a list of each subdivision (or condo) with real estate on the market in Torpedo Factory. This list is compiled from listings currently available today. This list is recalculated every 15 minutes or so to make sure that we're providing fresh information that you may rely on. The tallies compiled below is pulled directly from the MLS database, so there are a few quirks to be aware of.
You may spot a subdivision listed multiple times.
Firstly that the names of subdivisions (or condominiums) collected below were all entered into the Multiple Listing Service by Realtors. Because humans entered the data, there may be typographical errors. Of course sometimes, those typographical errors can be corrected and that correction makes it appear that a property has moved from one subdivision to another when in reality the listing was updated.
Not to mention, there may be some disagreement as to what exactly a particular subdivision is called. If there is just one character of difference between two entries this will be listed as different communities. Hence, if you really need to get a tally, you should look at all possible variations of the community's name. For example, Midtown condominiums in Alexandria are at times entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign up but the community isn't listed below."
Is there another name for this particular subdivision?
Yes, for the reason stated above, try to you look for all possible variations of the spelling.
Is the property for lease?
This list does not cover rental properties. So, it's possible that the sign you saw posted was for a rental. And, this list
exclusively covers listings still for sale in Torpedo Factory.
Is the property not yet active?
An active listing is a property that is available and on the market. There are many listings that have a sign up that are not
active.
For example, sometimes a sign is up because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet for sale. Only agents can access to information about listings that are coming-soon. Also, the MLS database does not allow us to count those properties in our tally. If you want to know about coming-soon homes in a particular neighborhood, you'll have to contact Nesbitt Realty directly.
Is the property under-contract?
Furthermore, it happens that a listing is already
under contract when you see the for sale up. Sold signs don't go up the second a contract is signed. Not to mention, from time to time that the Realtor is a little tardy with putting up the under-contract signs. For these reasons, you may see a for sale sign up when a listing is not active.
