You should know that the names of subdivisions (or condominiums) listed below were all entered into the MLS database by Realtors. Because humans entered the data, there can be spelling errors. Of course sometimes, those typographical errors can be corrected and that correction makes it seem like a listing has been listed when actually the spelling on a listing was changed.
Furthermore, there may be some diffence of opinion as to what exactly a specific neighborhood is named. If there is just one letter of difference between a couple of entries this will be counted separately. So, when you really want to get a count, you should consider all possible variations of the subdivision's name. For example, Midtown condominiums in Fairfax County are by some people entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is there a different way to spell this particular subdivision?
Of course, for the reason stated above, try to you look for all possible variations of the name.
Is the listing for lease?
This tally does not include rentals. Hence, it may be that the sign you saw posted was for a rental property. And, this list
exclusively covers active listings in Sunny Ridge Estates.
Is the listing under-contract?
An active listing is a property that is available and for sale. There are quite a few listings that have a sign up that are not
active.
For example, from time to time a sign is posted because the property is
coming soon. A property that is coming-soon is not
yet available and not yet on the market. Only agents can access to information about properties that are coming-soon. And, the Multiple Listing Service does not allow us to count those listings in our list. If you want to know about coming-soon listings in a specific neighborhood, you'll have to contact Nesbitt Realty directly.
Is the listing under-contract?
In addition, from time to time that a listing is already
under contract when you see the sign posted. Sold or under-contract notices aren't posted the second a contract is signed. Also, sometimes that the Realtor is a little tardy with putting up the under-contract riders. For these reasons, you might see a sign up when a property is not available.
