This list is revised every few minutes to make sure that we're supplying timely data that you may count on. The information found below is taken directly from the Multiple Listing Service, so there are a couple of quirks to be aware of.
You might find a subdivision listed more than once.
You should know that the names of subdivisions (or condos) found below were all entered into the Multiple Listing Service by listing agents. Because humans entered the data, there can be spelling errors. Of course sometimes, those spelling errors can be corrected and that correction makes it seem like a listing has sold when really the listing was updated.
In addition, there may be some diffence of opinion as to what exactly a specific neighborhood is named. If there is even one character of difference between a couple of entries this will be listed separately. So, when you really need to get a tally, you should consider all the variations of the community's name. Case in point, Midtown condominiums in Fairfax County are at times entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign posted but the subdivision isn't listed below."
Is there another way to spell this specific neighborhood?
Of course, for the reason stated above, try to you watch out for all possible variations of the spelling.
Is the listing for lease?
This list does not include rentals. So, it's possible that the sign you saw was for a rental. Not to mention, this list
only covers active listings in South Meadows.
Is the property under-contract?
An active listing is a property that is available and for sale. There are quite a few properties that have a sign posted that are not
active.
For example, sometimes a for sale is posted because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet for sale. Only agents have access to information about listings that are in coming-soon status. Also, the MLS database does not allow Nesbitt Realty to include those listings in our list. If you want to know about coming-soon real estate in a specific subdivision, you'll have to contact Nesbitt Realty directly.
Is the listing under-contract?
In addition, from time to time that a listing is already sold when you see the for sale up. Under-contract signs don't go up the moment a property settles. And, from time to time that the listing agent is a less than prompt with putting up the under-contract riders. Because of these reasons, it's possible to see a for sale sign posted when a property is not available.
