Listed below you will see a list of every subdivision (or condominium) with listings in Place One. The list below is compiled from active listings today. The list below is updated throughout the day (and night) to make sure that we're providing timely data which you may rely on. The information compiled below is taken directly from the MLS database, so there are a couple of tips to be aware of.
You may spot a subdivision listed more than once.
You should know that the names of subdivisions (or condominiums) found below were all put into the MLS database by listing agents. Because humans entered the data, there can be typographical errors. Of course sometimes, those spelling errors can be corrected and that correction makes it appear that a property has moved from one subdivision to another when in reality the spelling on a listing was changed.
Furthermore, there may be some dispute as to what exactly a specific community is named. If there is even one letter of difference between a couple of entries this will be tallied as different communities. Thus, when you really want to get a tally, you should consider all the variations of the community's name. For example, Midtown condominiums in Alexandria are at times called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign up but the community isn't listed below."
Is there another way to spell this particular neighborhood?
Of course, for the reason stated above, make sure you double-check all typical variations of the spelling.
Is the property for rent?
This tally does not include rental properties. Therefore, it's possible that the sign you saw was for a rental. Furthermore, this list
exclusively includes listings still for sale in Place One.
Is the listing in coming-soon status?
An active listing is a property that is available and on the market. There are some properties which have a sign posted that are not
active.
For example, sometimes a sign is up because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet for sale. Only agents have access to information about listings that are in coming-soon status. And, the MLS database does not allow Nesbitt Realty to count those properties in our tally. If you want to know about coming-soon listings in a particular subdivision, you'll have to contact Nesbitt Realty directly.
Is the listing under-contract?
In addition, from time to time that a listing is already
under contract when you spot the sign posted. Under-contract notices don't go up the second a contract is signed. In addition, from time to time that the Realtor is a less than prompt with putting up the under-contract signs. For these reasons, you might see a sign posted when a property is not active.
