Below you will find a accounting of each subdivision (or condominium) with real estate on the market in Parker Gray. The list below is compiled from listings currently available today. This list is revised often to ensure that Nesbitt Realty is providing accurate information that you may rely on. The data listed below is taken directly from the Multiple Listing Service, so there are some tips to be aware of.
You may spot a subdivision listed more than once.
You should know that the names of subdivisions (or condos) compiled below were all typed into the MLS database by listing agents. Because humans entered the data, there may be typographical errors. Of course sometimes, those typographical errors can be corrected and that correction makes it seem like a listing has been listed when really the spelling on a listing was changed.
And, there may be some disagreement as to what exactly a particular subdivision is called. If there is just one character of difference between two entries this will be listed as different communities. Thus, when you really need to get a picture, you should look at all possible variations of the subdivision's name. By way of illustration, Midtown condominiums in Huntington are by some people known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign up but the community isn't found below."
Is there a different name for this particular neighborhood?
Yes, for the reason stated above, try to you look for all typical variations of the spelling.
Is the listing for lease?
This tally does not include rental properties. Hence, it may be that the sign you saw posted was for a rental. In addition, this list
exclusively includes active listings in Parker Gray.
Is the property not yet active?
An active listing is a property that is available and on the market. There are some properties which have a sign posted that are not
active.
For example, sometimes a for sale is up because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet for sale. Only agents have access to information about properties that are coming-soon. In addition, the MLS database does not allow us to list those properties in our count. If you want to know about coming-soon homes in a particular subdivision, you'll have to contact us directly.
Is the property sold?
Not to mention, from time to time that a listing is already sold or
under contract when you spot the sign posted. Under-contract notices don't go up immediately. In addition, sometimes that the listing agent is a less than prompt with putting up the under-contract riders. For these reasons, you might see a sign posted when a listing is not available.
