You might spot a subdivision listed more than once.
You should know that the names of subdivisions (or condominium communities) compiled below were all entered into the MLS database by Realtors. Because humans entered the data, there may be spelling errors. Of course sometimes, those typographical errors can be corrected and that correction makes it seem like a property has moved from one subdivision to another when actually the error was corrected.
In addition, there may be some variances as to what exactly a particular subdivision is named. If there is just one letter of difference between a couple of entries this will be listed separately. Thus, when you really need to get a count, you have to consider all possible variations of the community's name. For instance, Midtown condominiums in Fairfax County are sometimes known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign posted but the subdivision isn't listed below."
Is there a different name for this particular neighborhood?
Yes, for the reason stated above, make sure you look for all typical variations of the spelling.
Is the listing for rent?
This list does not cover rental properties. Therefore, it's possible that the sign you saw was for a rental. And, this list
exclusively covers listings on the market in Manors At Stonegate.
Is the listing coming soon?
An active listing is a property that is available and on the market. There are many listings which have a sign up that are not
active.
For instance, sometimes a sign is up because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet for sale. Only agents have access to information about properties that are coming-soon. Not to mention, the Multiple Listing Service does not allow us to list those listings in our tally. Is the property sold?
And, it happens that a listing is already
under contract when you see the for sale posted. Sold or under-contract signs don't go up instantly. Also, sometimes that the listing agent is a little tardy with putting up the under-contract riders. Because of these reasons, you may see a sign posted when a listing is not active.
