Because humans entered the data, there can be spelling errors. Later, those spelling errors can be corrected and that correction makes it appear that a property has sold when actually the error was corrected.
And, there may be some diffence of opinion as to what exactly a particular subdivision is named. If there is just one letter of difference between a couple of entries this will be listed as different communities. Hence, if you really want to get a count, you should consider all the variations of the subdivision's name. For instance, Midtown condominiums in Fairfax County are at times known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

As a matter of course, for the reason stated above, make sure you double-check all possible variations of the name.
Is the listing for rent?
This tally does not cover rental properties. Therefore, it's possible that the sign you saw posted was for a rental property. Furthermore, this tally
only covers active listings in Engleside.
Is the listing under-contract?
An active listing is a property that is available and for sale. There are many properties that have a sign posted that are not
active.
For example, sometimes a sign is posted because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet on the market. Only agents have access to information about properties that are in coming-soon status. And, the Multiple Listing Service does not allow us to include those properties in our tally.
