You may spot a subdivision listed multiple times.
Firstly that the names of subdivisions (or condominiums) collected below were all entered into the Multiple Listing Service by Realtors. Because humans entered the data, there may be typographical errors. Later, those spelling errors can be corrected and that correction makes it seem like a property has been listed when actually the listing was updated.
Not to mention, there may be some dispute as to what exactly a particular community is named. If there is even one character of difference between a couple of entries this will be counted separately. Hence, when you really need to get a count, you have to consider all the variations of the subdivision's name. For instance, Midtown condominiums in Alexandria are by some people entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is there a different name for this specific neighborhood?
Of course, for the reason stated above, make sure you watch out for all possible variations of the spelling.
Is the listing for lease?
This tally does not cover rentals. Hence, it's possible that the sign you saw was for a rental. Also, this tally
only covers listings on the market in Edsall Bluff.
Is the listing coming soon?
An active listing is a property that is available and on the market. There are quite a few listings that have a sign up that are not
active.
For example, sometimes a for sale is up because the property is
coming soon. A property that is coming-soon is not
yet available and not yet for sale. Only agents have access to information about properties that are in coming-soon status. Also, the MLS database does not permit Nesbitt Realty to include those listings in our tally. under contract when you see the sign up. Under-contract signs don't go up instantly. Also, from time to time that the Realtor is a less than prompt with putting up the under-contract riders. For these reasons, you may see a sign posted when a property is not active.
