You should know that the names of subdivisions (or condominiums) listed below were all typed into the Multiple Listing Service by Realtors. Because humans entered the data, there may be spelling errors. Later, those spelling errors can be corrected and that correction makes it appear that a property has sold when actually the spelling on a listing was changed.
Furthermore, there may be some diffence of opinion as to what exactly a specific neighborhood is named. If there is even one letter of difference between a couple of entries this will be counted as different communities. Thus, when you really need to get a picture, you should look at all the variations of the subdivision's name. Case in point, Midtown condominiums in Alexandria are at times known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Also, it happens that the Realtor is a less than prompt with putting up the under-contract signs. Because of these reasons, it's possible to see a sign up when a listing is not active.
