Are you seeking listings in a particular community?

Listed below you will see a list of every subdivision (or condo) with properties for sale in Reston. The list below is compiled from active listings today. The list below is updated often to make sure that Nesbitt Realty is supplying accurate tallies that you can rely on. The data listed below is taken directly from the MLS database, so there are some tips to keep in mind.

You might spot a subdivision listed more than once.

Firstly that the names of subdivisions (or condominium communities) listed below were all put into the MLS database by listing agents. Because humans entered the data, there will be typographical errors. Of course sometimes, those spelling errors can be corrected and that correction makes it seem like a listing has moved from one subdivision to another when in reality the listing was updated.

Not to mention, there may be some diffence of opinion as to what exactly a particular neighborhood is named. If there is just one letter of difference between two entries this will be tallied as different communities. So, if you really need to get a picture, you should look at all the variations of the community's name. For example, Midtown condominiums in Fairfax County are at times called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a for sale sign up but the community isn't listed below."

Is there a different name for this particular subdivision?
Definitely, for the reason stated above, make sure you watch out for all possible variations of the spelling.
Is the property for lease?
This list does not cover rental properties. Therefore, it may be that the sign you saw posted was for a rental. And, this tally exclusively includes listings still for sale in Reston.
Is the listing coming soon?
An active listing is a property that is available and on the market. There are quite a few properties which have a sign posted that are not active. By way of illustration, sometimes a sign is up because the property is coming soon. A listing that is in coming-soon status is not yet available and not yet for sale. Only agents can access to information about listings that are in coming-soon status. In addition, the MLS database does not allow Nesbitt Realty to list those properties in our list. If you want to know about coming-soon homes in a particular neighborhood, you'll have to contact Nesbitt Realty directly.
Is the listing under-contract?
Also, sometimes that a listing is already under contract when you spot the for sale up. Sold or under-contract notices don't go up immediately. And, it happens that the Realtor is a little tardy with putting up the under-contract signs. Because of these reasons, it's possible to see a for sale sign up when a property is not available.
