Below you will find a list of each subdivision (or condominium) with listings in Reston. The list below is compiled from active listings today. The list below is revised throughout the day (and night) to ensure that Nesbitt Realty is providing timely data which you can count on. The data collected below is pulled directly from the Multiple Listing Service, so there are a couple of tips to be aware of.

You may find a subdivision listed multiple times.

Firstly that the names of subdivisions (or condominium communities) found below were all put into the MLS database by Realtors. Because humans entered the data, there will be typographical errors. Of course sometimes, those spelling errors can be corrected and that correction makes it seem like a property has sold when in reality the error was corrected.

Furthermore, there may be some dispute as to what exactly a particular subdivision is named. If there is just one letter of difference between a couple of entries this will be listed as different communities. Thus, when you really need to get a tally, you have to look at all the variations of the subdivision's name. For instance, Midtown condominiums in Fairfax County are at times entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a for sale sign up but the community isn't listed below."

Is there another way to spell this specific community?
As might be expected, for the reason stated above, make sure you double-check all possible variations of the name.
Is the listing for rent?
This list does not cover rental properties. So, it may be that the sign you saw posted was for a rental property. Not to mention, this tally only covers listings still for sale in Reston.
Is the property not yet active?
An active listing is a property that is available and for sale. There are many properties that have a sign posted that are not active. For instance, from time to time a sign is posted because the property is coming soon. A property that is coming-soon is not yet available and not yet for sale. Only agents have access to information about properties that are coming-soon. And, the MLS database does not allow Nesbitt Realty to include those listings in our count. If you want to know about coming-soon real estate in a specific subdivision, you'll have to get in touch with Nesbitt Realty directly.
Is the property under-contract?
Also, it happens that a listing is already sold when you see the sign up. Sold or under-contract riders don't go up instantly. Furthermore, from time to time that the listing agent is a little tardy with putting up the under-contract signs. Because of these reasons, you may see a for sale sign posted when a listing is not active.
