If your property needs a tenant, we immediately appoint a Realtor to get the property listed. One of our property manager will contact you to make arrangements to take photos. Unless the landlord has other instructions, within 48 hours we will have the property on many's of websites including Realtor.com, Zillow, Trulia, Hotpads and our own website. We will push the rental into the feed of every real estate agent in Colonial Farms.
The Realtor will carefully examine your real estate investment and make suggestions that could improve your rental's rentability. The property manager will also notify you of repairs that are required before we can help you. We can make recommendations for contractors if called upon.
The property manager will also build a comparative market analysis to help determine the retail rental value of your property. By comparing your home to similar properties that are currently available and comparing your property to offerings that recently rented in Colonial Farms we can nail down the actual value of your home. From there we will make a recommended list price for the real estate investment.
