You may find a subdivision listed multiple times.
Firstly that the names of subdivisions (or condominiums) found below were all typed into the MLS database by Realtors. Because humans entered the data, there will be spelling errors. Later, those spelling errors can be corrected and that correction makes it seem like a property has been listed when really the spelling on a listing was changed.Also, there may be some disagreement as to what exactly a particular subdivision is called. If there is just one letter of difference between a couple of entries this will be listed separately. Hence, when you really want to get a tally, you should look at all possible variations of the subdivision's name. For example, Midtown condominiums near the Huntington Metro are sometimes called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign posted but the subdivision isn't listed below."
Is there a different name for this particular neighborhood?
Of course, for the reason stated above, make sure you double-check all typical variations of the spelling.Is the property for lease?
This tally does not include rentals. So, it may be that the sign you saw was for a rental. And, this tally only covers listings on the market in Solid Woods.Is the listing coming soon?
An active listing is a property that is available and for sale. There are quite a few listings that have a sign up that are not active. For example, from time to time a sign is posted because the property is coming soon. A property that is in coming-soon status is not yet available and not yet for sale. Only agents have access to information about listings that are in coming-soon status. Furthermore, the Multiple Listing Service does not permit Nesbitt Realty to count those listings in our tally. If you want to know about coming-soon homes in a particular community, you'll have to contact us directly.Is the property under-contract?
Furthermore, sometimes that a listing is already under contract when you spot the sign up. Sold or under-contract notices don't go up the second a contract is signed. Furthermore, sometimes that the Realtor is a little tardy with putting up the under-contract riders. For these reasons, you may see a sign up when a listing is not available.Do you need timely notices about listings from a particular neighborhood?
