Below you will see a list of every subdivision (or condo) with listings in Oden Ridge. This list is compiled from listings currently available today. This list is updated every 15 minutes or so to ensure that we're supplying timely data that you can count on. The tallies collected below is pulled directly from the MLS database, so there are some tips to keep in mind.
You might spot a subdivision listed more than once.
You should know that the names of subdivisions (or condominium communities) compiled below were all typed into the Multiple Listing Service by listing agents. Because humans entered the data, there will be typographical errors. Later, those spelling errors can be corrected and that correction makes it appear that a listing has sold when really the error was corrected.
Also, there may be some dispute as to what exactly a specific community is called. If there is even one character of difference between two entries this will be counted separately. Thus, when you really need to get a tally, you have to consider all possible variations of the community's name. For example, Midtown condominiums in Alexandria are sometimes known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign up but the community isn't listed below."
Is there another way to spell this specific subdivision?
Naturally, for the reason stated above, try to you double-check all typical variations of the spelling.
Is the property for rent?
This tally does not cover rental properties. Therefore, it's possible that the sign you saw posted was for a rental property. Furthermore, this tally
only covers listings on the market in Oden Ridge.
Is the property in coming-soon status?
An active listing is a property that is available and for sale. There are some properties that have a sign posted that are not
active.
For example, from time to time a sign is posted because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet for sale. Only agents can access to information about listings that are coming-soon. And, the Multiple Listing Service does not permit us to list those listings in our count. If you want to know about coming-soon homes in a particular subdivision, you'll have to contact us directly.
Is the listing sold?
Furthermore, it happens that a listing is already
under contract when you spot the sign posted. Under-contract riders aren't posted the second a contract is signed. In addition, sometimes that the listing agent is a less than prompt with putting up the under-contract riders. For these reasons, it's possible to see a for sale sign posted when a property is not available.
