Listed below you will see a list of each subdivision (or condominium) with real estate on the market in Happy Creek. The list below is compiled from active listings today. The list below is recalculated often to ensure that we're providing fresh tallies which you can rely on. The tallies collected below is taken directly from the Multiple Listing Service, so there are a few tips to keep in mind.
You may spot a subdivision listed more than once.
Firstly that the names of subdivisions (or condominium communities) collected below were all entered into the MLS database by Realtors. Because humans entered the data, there will be typographical errors. Later, those spelling errors can be corrected and that correction makes it seem like a property has been listed when actually the error was corrected.
And, there may be some diffence of opinion as to what exactly a specific neighborhood is called. If there is even one character of difference between two entries this will be listed separately. So, if you really need to get a count, you should consider all possible variations of the subdivision's name. For example, Midtown condominiums in Huntington are at times called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign posted but the community isn't listed below."
Is there another name for this specific community?
Of course, for the reason stated above, make sure you double-check all typical variations of the name.
Is the listing for lease?
This list does not cover rentals. So, it may be that the sign you saw was for a rental. Also, this tally
exclusively includes listings on the market in Happy Creek.
Is the property not yet active?
An active listing is a property that is available and on the market. There are quite a few listings which have a sign posted that are not
active.
For instance, from time to time a sign is up because the property is
coming soon. A property that is coming-soon is not
yet available and not yet for sale. Only agents have access to information about listings that are in coming-soon status. And, the MLS database does not permit Nesbitt Realty to count those listings in our count. If you want to know about coming-soon homes in a particular community, you'll have to contact Nesbitt Realty directly.
Is the property sold?
Also, sometimes that a listing is already sold or
under contract when you spot the for sale up. Sold or under-contract notices aren't posted the moment a property settles. Also, it happens that the listing agent is a less than prompt with putting up the under-contract riders. For these reasons, it's possible to see a sign up when a listing is not active.
