You may find a subdivision listed multiple times.
You should know that the names of subdivisions (or condominium communities) compiled below were all entered into the Multiple Listing Service by Realtors. Because humans entered the data, there will be typographical errors. Of course sometimes, those spelling errors can be corrected and that correction makes it seem like a listing has moved from one subdivision to another when really the spelling on a listing was changed.
Not to mention, there may be some disagreement as to what exactly a specific subdivision is called. If there is even one letter of difference between two entries this will be tallied as different communities. Hence, if you really want to get a picture, you have to consider all possible variations of the subdivision's name. For example, Midtown condominiums in Alexandria are by some people entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign up but the subdivision isn't found below."
Is there another name for this particular community?
Of course, for the reason stated above, make sure you double-check all possible variations of the spelling.
Is the listing for rent?
This list does not cover rentals. So, it's possible that the sign you saw was for a rental property. And, this list
only includes active listings in Autumn Hills.
Is the listing in coming-soon status?
An active listing is a property that is available and on the market. There are some properties which have a sign up that are not
active.
Case in point, from time to time a for sale is up because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet on the market. Only agents can access to information about properties that are coming-soon. Not to mention, the Multiple Listing Service does not permit us to list those properties in our count. If you want to know about coming-soon homes in a specific neighborhood, you'll have to contact Nesbitt Realty directly.
Is the listing sold?
In addition, from time to time that a listing is already sold or
under contract when you see the sign up. Sold or under-contract notices aren't posted immediately. Also, from time to time that the Realtor is a less than prompt with putting up the under-contract signs. For these reasons, you might see a for sale sign up when a listing is not active.
