You may find a subdivision listed multiple times.
Firstly that the names of subdivisions (or condominium communities) compiled below were all typed into the Multiple Listing Service by Realtors. Because humans entered the data, there will be typographical errors. Of course sometimes, those typographical errors can be corrected and that correction makes it appear that a property has sold when really the listing was updated.
Furthermore, there may be some disagreement as to what exactly a specific neighborhood is named. If there is even one character of difference between a couple of entries this will be listed as different communities. So, if you really need to get a tally, you have to look at all the variations of the subdivision's name. For instance, Midtown condominiums near the Huntington Metro are by some people known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Yes, for the reason stated above, try to you watch out for all typical variations of the spelling.
Is the listing for lease?
This list does not cover rental properties. Therefore, it's possible that the sign you saw was for a rental property. In addition, this tally
only covers listings still for sale in Features.
Is the listing not yet active?
An active listing is a property that is available and for sale. There are quite a few listings which have a sign up that are not
active.
For instance, sometimes a sign is posted because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet for sale. Only agents have access to information about listings that are coming-soon. In addition, the Multiple Listing Service does not permit Nesbitt Realty to list those listings in our tally. If you want to know about coming-soon homes in a particular neighborhood, you'll have to reach out to Nesbitt Realty directly.
Is the property sold?
And, it happens that a listing is already sold when you see the sign up. Sold or under-contract signs don't go up the second a contract is signed. Not to mention, sometimes that the Realtor is a less than prompt with putting up the under-contract riders. For these reasons, you may see a sign up when a property is not active.
