Listed below you will find a accounting of every subdivision (or condo) with properties for sale in Shenandoah County. The list below is compiled from listings currently available today. This list is revised every 15 minutes or so to make sure that we're supplying timely tallies which you can depend on. The information listed below is taken directly from the MLS database, so there are a couple of quirks to be aware of.

You may spot a subdivision listed multiple times.

You should know that the names of subdivisions (or condos) found below were all typed into the Multiple Listing Service by listing agents. Because humans entered the data, there can be typographical errors. Of course sometimes, those typographical errors can be corrected and that correction makes it seem like a listing has moved from one subdivision to another when actually the error was corrected.

And, there may be some diffence of opinion as to what exactly a specific community is called. If there is just one character of difference between a couple of entries this will be counted separately. Thus, when you really want to get a count, you should look at all the variations of the community's name. For example, Midtown condominiums near the Huntington Metro are at times known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a for sale sign up but the subdivision isn't found below."

Is there a different way to spell this specific subdivision?
As a matter of course, for the reason stated above, make sure you watch out for all typical variations of the name.
Is the listing for lease?
This tally does not cover rentals. Therefore, it may be that the sign you saw posted was for a rental property. Not to mention, this list only covers listings still for sale in Shenandoah County.
Is the property coming soon?
An active listing is a property that is available and for sale. There are quite a few properties which have a sign posted that are not active. For example, from time to time a for sale is up because the property is coming soon. A property that is in coming-soon status is not yet available and not yet for sale. Only agents can access to information about listings that are in coming-soon status. Not to mention, the Multiple Listing Service does not allow us to list those listings in our count. If you want to know about coming-soon real estate in a specific subdivision, you'll have to contact Nesbitt Realty directly.
Is the property under-contract?
Not to mention, it happens that a listing is already sold or under contract when you spot the sign up. Sold notices aren't posted the moment a property settles. Also, from time to time that the listing agent is a less than prompt with putting up the under-contract signs. For these reasons, it's possible to see a sign up when a listing is not available.
