Listed below you will see a list of each subdivision (or condominium) with properties for sale in Fleming Park. The list below is compiled from active listings today. The list below is refreshed every 15 minutes or so to ensure that we're supplying timely tallies which you can rely on. The information collected below is pulled directly from the MLS database, so there are a few tips to be aware of.
You may find a subdivision listed more than once.
You should know that the names of subdivisions (or condominium communities) found below were all entered into the MLS database by Realtors. Because humans entered the data, there will be typographical errors. Of course sometimes, those spelling errors can be corrected and that correction makes it seem like a property has moved from one subdivision to another when actually the spelling on a listing was changed.
Furthermore, there may be some dispute as to what exactly a particular community is named. If there is even one letter of difference between two entries this will be listed separately. Hence, when you really want to get a count, you have to look at all the variations of the community's name. By way of illustration, Midtown condominiums near the Huntington Metro are at times known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign up but the subdivision isn't listed below."
Is there another name for this particular subdivision?
Yes, for the reason stated above, make sure you look for all possible variations of the name.
Is the listing for rent?
This list does not cover rentals. Therefore, it's possible that the sign you saw posted was for a rental property. Also, this tally
exclusively covers active listings in Fleming Park.
Is the listing coming soon?
An active listing is a property that is available and on the market. There are some properties that have a sign up that are not
active.
For example, sometimes a for sale is posted because the property is
coming soon. A listing that is coming-soon is not
yet available and not yet for sale. Only agents have access to information about properties that are in coming-soon status. Furthermore, the Multiple Listing Service does not permit us to count those properties in our count. If you want to know about coming-soon listings in a specific subdivision, you'll have to contact us directly.
Is the listing sold?
And, sometimes that a listing is already sold or
under contract when you spot the sign posted. Under-contract notices aren't posted the second a contract is signed. In addition, from time to time that the Realtor is a little tardy with putting up the under-contract signs. Because of these reasons, you may see a sign posted when a property is not active.
