Are you looking for homes in a particular subdivision?

The list below is recalculated every 15 minutes or so to ensure that we're providing timely tallies which you may rely on. The tallies found below is pulled directly from the MLS database, so there are some tips to keep in mind.

You might find a subdivision listed more than once.

Firstly that the names of subdivisions (or condos) listed below were all put into the MLS database by listing agents. Because humans entered the data, there can be spelling errors. Of course sometimes, those typographical errors can be corrected and that correction makes it appear that a property has been listed when really the listing was updated.

Not to mention, there may be some disagreement as to what exactly a particular community is called. If there is just one character of difference between a couple of entries this will be tallied separately. Hence, when you really want to get a picture, you should consider all the variations of the community's name. For instance, Midtown condominiums in Fairfax County are sometimes called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a sign posted but the subdivision isn't found below."

Is there another name for this specific subdivision?
Yes, for the reason stated above, make sure you look for all possible variations of the name.
Is the listing for lease?
This tally does not include rental properties. So, it may be that the sign you saw was for a rental property. Also, this list exclusively covers active listings in Maurertown.
Is the property not yet active?
An active listing is a property that is available and for sale. There are quite a few properties that have a sign up that are not active. For instance, from time to time a sign is posted because the property is coming soon. A listing that is in coming-soon status is not yet available and not yet on the market. Only agents can access to information about listings that are in coming-soon status. In addition, the MLS database does not permit us to list those properties in our list. If you want to know about coming-soon listings in a particular neighborhood, you'll have to email Nesbitt Realty directly.
Is the property sold?
In addition, sometimes that a listing is already under contract when you see the sign up. Under-contract notices aren't posted the second a contract is signed. And, sometimes that the Realtor is a less than prompt with putting up the under-contract signs. Because of these reasons, it's possible to see a for sale sign posted when a listing is not available.
