Because humans entered the data, there can be typographical errors. Of course sometimes, those typographical errors can be corrected and that correction makes it appear that a listing has sold when really the spelling on a listing was changed.

And, there may be some variation as to what exactly a specific community is called. If there is even one letter of difference between a couple of entries this will be counted separately. Thus, if you really need to get a count, you should look at all possible variations of the subdivision's name. For instance, Midtown condominiums in Huntington are sometimes called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is the listing for rent?

This tally does not include rentals. Hence, it's possible that the sign you saw was for a rental property. And, this tally exclusively covers listings still for sale in Woodville.

Is the listing not yet active?

An active listing is a property that is available and for sale. There are quite a few listings that have a sign posted that are not active.
