Listed below you will see a list of each subdivision (or condo) with real estate on the market in Forest Edge. This list is compiled from active listings today. The list below is updated every 15 minutes or so to ensure that we're supplying timely tallies which you can rely on. The data collected below is taken directly from the MLS database, so there are some tips to be aware of.
You may spot a subdivision listed multiple times.
You should know that the names of subdivisions (or condominium communities) collected below were all entered into the Multiple Listing Service by Realtors. Because humans entered the data, there will be typographical errors. Of course sometimes, those typographical errors can be corrected and that correction makes it seem like a listing has moved from one subdivision to another when actually the listing was updated.
Furthermore, there may be some diffence of opinion as to what exactly a particular subdivision is named. If there is just one letter of difference between two entries this will be counted as different communities. Hence, if you really want to get a picture, you have to consider all possible variations of the subdivision's name. For example, Midtown condominiums in Huntington are at times known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign posted but the subdivision isn't listed below."
Is there a different way to spell this specific subdivision?
Naturally, for the reason stated above, try to you look for all typical variations of the name.
Is the property for lease?
This list does not cover rental properties. So, it's possible that the sign you saw was for a rental. Not to mention, this tally
exclusively covers listings still for sale in Forest Edge.
Is the listing coming soon?
An active listing is a property that is available and for sale. There are some listings which have a sign up that are not
active.
For example, from time to time a for sale is posted because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet for sale. Only agents can access to information about listings that are in coming-soon status. Also, the MLS database does not permit Nesbitt Realty to count those properties in our count. If you want to know about coming-soon listings in a specific community, you'll have to contact Nesbitt Realty directly.
Is the property under-contract?
Furthermore, it happens that a listing is already sold when you spot the sign up. Under-contract notices don't go up the second a contract is signed. And, from time to time that the Realtor is a less than prompt with putting up the under-contract signs. For these reasons, you may see a for sale sign posted when a listing is not active.
