You may find a subdivision listed multiple times.

You should know that the names of subdivisions (or condominium communities) listed below were all put into the Multiple Listing Service by listing agents. Because humans entered the data, there will be spelling errors. Later, those spelling errors can be corrected and that correction makes it seem like a property has sold when really the spelling on a listing was changed.

In addition, there may be some variation as to what exactly a particular community is called. If there is just one letter of difference between a couple of entries this will be counted as different communities. Thus, when you really want to get a picture, you should look at all the variations of the community's name. For instance, Midtown condominiums in Fairfax County are at times entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a for sale sign up but the community isn't listed below."

Is there another name for this specific subdivision?

As might be expected, for the reason stated above, make sure you look for all possible variations of the name.

Is the listing for lease?

This tally does not include rental properties. So, it's possible that the sign you saw was for a rental. And, this tally only covers active listings in Southbridge.

Is the listing coming soon?

An active listing is a property that is available and for sale. There are some listings that have a sign posted that are not active. For instance, from time to time a for sale is up because the property is coming soon. A listing that is coming-soon is not yet available and not yet for sale. Only agents can access to information about properties that are coming-soon. Furthermore, the Multiple Listing Service does not permit Nesbitt Realty to include those properties in our tally. Is the property sold?

Not to mention, sometimes that a listing is already under contract when you see the sign up. Under-contract riders don't go up the second a contract is signed. In addition, sometimes that the listing agent is a less than prompt with putting up the under-contract signs. Because of these reasons, it's possible to see a for sale sign posted when a property is not available.
