Below you will find a list of every subdivision (or condo) with listings in Lake Ridge. This list is compiled from listings currently available today. This list is updated throughout the day (and night) to make sure that Nesbitt Realty is providing timely data which you can count on. The tallies collected below is taken directly from the Multiple Listing Service, so there are some quirks to keep in mind.

You might find a subdivision listed more than once.

Firstly that the names of subdivisions (or condos) compiled below were all entered into the Multiple Listing Service by Realtors. Because humans entered the data, there will be typographical errors. Of course sometimes, those spelling errors can be corrected and that correction makes it appear that a listing has sold when actually the error was corrected.

Not to mention, there may be some variances as to what exactly a particular subdivision is named. If there is even one letter of difference between two entries this will be tallied separately. So, if you really need to get a count, you should consider all the variations of the subdivision's name. For example, Midtown condominiums in Huntington are at times called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

"I saw a for sale sign up but the community isn't listed below."

Is there another name for this particular subdivision?
Of course, for the reason stated above, try to you look for all typical variations of the spelling.
Is the listing for lease?
This tally does not cover rentals. Hence, it's possible that the sign you saw was for a rental property. Furthermore, this tally exclusively covers listings on the market in Lake Ridge.
Is the property under-contract?
An active listing is a property that is available and for sale. There are quite a few properties that have a sign up that are not active. For instance, sometimes a for sale is posted because the property is coming soon. A listing that is in coming-soon status is not yet available and not yet on the market. Only agents can access to information about listings that are in coming-soon status. In addition, the Multiple Listing Service does not allow us to list those properties in our count. Is the property sold?
Furthermore, sometimes that a listing is already under contract when you see the for sale posted. Under-contract signs don't go up the second a contract is signed. In addition, sometimes that the Realtor is a less than prompt with putting up the under-contract signs. For these reasons, you may see a for sale sign posted when a listing is not available.
