Below you will see a accounting of each and every subdivision (or condominium) with listings in Evergreen Farm. The list below is compiled from active listings today. The list below is updated every few minutes to ensure that Nesbitt Realty is providing accurate tallies that you may depend on. The information found below is pulled directly from the Multiple Listing Service, so there are a few tips to keep in mind.
You might spot a subdivision listed multiple times.
You should know that the names of subdivisions (or condominiums) collected below were all typed into the MLS database by listing agents. Because humans entered the data, there will be spelling errors. Of course sometimes, those typographical errors can be corrected and that correction makes it seem like a property has sold when actually the spelling on a listing was changed.
Not to mention, there may be some diffence of opinion as to what exactly a specific subdivision is called. If there is just one character of difference between two entries this will be listed separately. Thus, if you really need to get a tally, you should look at all the variations of the community's name. For example, Midtown condominiums near the Huntington Metro are at times entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign posted but the community isn't found below."
Is there a different name for this specific community?
Definitely, for the reason stated above, try to you double-check all possible variations of the name.
Is the property for lease?
This list does not include rentals. Hence, it's possible that the sign you saw was for a rental. Not to mention, this tally
exclusively covers active listings in Evergreen Farm.
Is the listing under-contract?
An active listing is a property that is available and for sale. There are quite a few listings which have a sign up that are not
active.
For example, sometimes a sign is posted because the property is
coming soon. A property that is coming-soon is not
yet available and not yet on the market. Only agents have access to information about properties that are coming-soon. Also, the MLS database does not permit us to include those listings in our count. If you want to know about coming-soon real estate in a specific neighborhood, you'll have to reach out to us directly.
Is the listing sold?
Not to mention, it happens that a listing is already sold or
under contract when you see the for sale posted. Sold or under-contract signs don't go up instantly. Also, sometimes that the listing agent is a less than prompt with putting up the under-contract signs. For these reasons, it's possible to see a sign up when a listing is not available.
Do you need prompt updates from a specific community?

You can organize the neighborhoods by number or alphabetically.
The arrows at the header below are useful for organizing the neighborhoods. But, when you arrange by number of active listings, just keep in mind the points above, because the number isn't always true. Of course, the list is still pretty accurate.
