You may find a subdivision listed more than once.
You should know that the names of subdivisions (or condos) compiled below were all entered into the MLS database by listing agents. Because humans entered the data, there may be spelling errors. Later, those typographical errors can be corrected and that correction makes it seem like a property has been listed when really the error was corrected.
And, there may be some variances as to what exactly a specific subdivision is called. If there is just one letter of difference between a couple of entries this will be tallied as different communities. Thus, when you really want to get a tally, you have to look at all the variations of the subdivision's name. For instance, Midtown condominiums in Fairfax County are sometimes known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign posted but the community isn't listed below."
Is there a different name for this particular neighborhood?
Of course, for the reason stated above, try to you double-check all typical variations of the spelling.
Is the listing for lease?
This tally does not cover rentals. Hence, it may be that the sign you saw was for a rental. Furthermore, this tally
only includes active listings in Lawnvale Estates.
Is the property not yet active?
An active listing is a property that is available and for sale. There are many properties which have a sign up that are not
active.
For example, sometimes a sign is posted because the property is
coming soon. A property that is coming-soon is not
yet available and not yet for sale. Only agents can access to information about listings that are coming-soon. And, the MLS database does not permit us to list those listings in our list. If you want to know about coming-soon listings in a particular neighborhood, you'll have to contact us directly.
Is the property sold?
Furthermore, from time to time that a listing is already
under contract when you spot the sign posted. Sold notices aren't posted immediately. Furthermore, sometimes that the Realtor is a less than prompt with putting up the under-contract riders. For these reasons, you may see a sign up when a listing is not available.
