The list below is refreshed every few minutes to ensure that we're providing timely tallies that you can count on. The data found below is pulled directly from the MLS database, so there are a couple of quirks to keep in mind.
You might find a subdivision listed multiple times.
You should know that the names of subdivisions (or condominiums) listed below were all put into the MLS database by listing agents. Because humans entered the data, there will be spelling errors. Later, those spelling errors can be corrected and that correction makes it seem like a property has moved from one subdivision to another when actually the error was corrected.
Furthermore, there may be some disagreement as to what exactly a particular community is called. If there is just one letter of difference between a couple of entries this will be listed as different communities. So, when you really need to get a count, you have to look at all possible variations of the community's name. For instance, Midtown condominiums in Fairfax County are sometimes entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is there another way to spell this particular community?
As might be expected, for the reason stated above, try to you double-check all possible variations of the spelling.
Is the property for lease?
This list does not cover rentals. So, it's possible that the sign you saw posted was for a rental. In addition, this tally
only covers listings on the market in Georgetown South.
Is the listing coming soon?
An active listing is a property that is available and on the market. There are many listings which have a sign up that are not
active.
For example, sometimes a for sale is up because the property is
coming soon. A property that is coming-soon is not
yet available and not yet for sale. Only agents can access to information about listings that are in coming-soon status. Not to mention, the Multiple Listing Service does not allow Nesbitt Realty to list those properties in our list. Is the listing under-contract?
Not to mention, from time to time that a listing is already sold when you spot the for sale posted. Under-contract riders don't go up immediately. And, it happens that the listing agent is a less than prompt with putting up the under-contract riders. Because of these reasons, you may see a sign up when a property is not active.
