Below you will find a list of each subdivision (or condo) with real estate on the market in City of Falls Church. This list is compiled from active listings today. The list below is recalculated every 15 minutes or so to ensure that Nesbitt Realty is providing timely data which you can count on. The tallies found below is taken directly from the MLS database, so there are some quirks to keep in mind.
You might find a subdivision listed more than once.
You should know that the names of subdivisions (or condominium communities) found below were all put into the Multiple Listing Service by listing agents. Because humans entered the data, there will be typographical errors. Later, those typographical errors can be corrected and that correction makes it appear that a listing has moved from one subdivision to another when really the error was corrected.
In addition, there may be some variances as to what exactly a specific neighborhood is named. If there is just one letter of difference between a couple of entries this will be tallied as different communities. Hence, when you really want to get a count, you should consider all possible variations of the community's name. For instance, Midtown condominiums in Alexandria are at times known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign up but the community isn't found below."
Is there a different name for this particular community?
Of course, for the reason stated above, try to you watch out for all possible variations of the name.
Is the listing for rent?
This list does not cover rental properties. Therefore, it may be that the sign you saw posted was for a rental. Furthermore, this list
exclusively includes listings still for sale in City of Falls Church.
Is the listing in coming-soon status?
An active listing is a property that is available and on the market. There are many properties which have a sign up that are not
active.
For instance, sometimes a sign is posted because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet for sale. Only agents can access to information about listings that are coming-soon. In addition, the Multiple Listing Service does not allow us to include those properties in our tally. If you want to know about coming-soon real estate in a particular subdivision, you'll have to get in touch with Nesbitt Realty directly.
Is the property sold?
And, from time to time that a listing is already sold or
under contract when you see the sign up. Under-contract signs don't go up immediately. In addition, it happens that the listing agent is a little tardy with putting up the under-contract riders. For these reasons, you may see a for sale sign up when a listing is not active.
