You may find a subdivision listed more than once.
You should know that the names of subdivisions (or condominiums) listed below were all typed into the Multiple Listing Service by listing agents. Because humans entered the data, there may be typographical errors. Later, those typographical errors can be corrected and that correction makes it appear that a listing has sold when in reality the error was corrected.
Furthermore, there may be some variation as to what exactly a specific subdivision is named. If there is even one character of difference between two entries this will be tallied separately. So, when you really want to get a picture, you have to look at all possible variations of the subdivision's name. Case in point, Midtown condominiums in Fairfax County are sometimes known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is there a different name for this particular community?
As a matter of course, for the reason stated above, make sure you watch out for all possible variations of the name.
Is the listing for rent?
This tally does not include rentals. So, it's possible that the sign you saw posted was for a rental property. And, this tally
only covers listings still for sale in City of Falls Church.
Is the property not yet active?
An active listing is a property that is available and on the market. There are many listings which have a sign posted that are not
active.
By way of illustration, sometimes a sign is up because the property is
coming soon. A property that is coming-soon is not
yet available and not yet on the market. Only agents can access to information about properties that are in coming-soon status. Not to mention, the Multiple Listing Service does not allow us to include those listings in our list. Is the property under-contract?
Not to mention, it happens that a listing is already
under contract when you spot the for sale up. Under-contract riders don't go up instantly. Also, sometimes that the listing agent is a little tardy with putting up the under-contract signs. For these reasons, it's possible to see a sign up when a property is not active.
