You may spot a subdivision listed multiple times.

If there is even one character of difference between a couple of entries this will be tallied as different communities. So, when you really need to get a tally, you should look at all possible variations of the community's name. For example, Midtown condominiums in Alexandria are by some people known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign posted but the subdivision isn't listed below."
Is there another name for this specific neighborhood?
As might be expected, for the reason stated above, try to you double-check all possible variations of the name.
Is the property for rent?
This tally does not cover rentals. Therefore, it may be that the sign you saw was for a rental property. Not to mention, this tally
only covers listings still for sale in James Lee Condo.
Is the listing not yet active?
An active listing is a property that is available and on the market. There are some properties that have a sign posted that are not
active.
Case in point, sometimes a sign is up because the property is
coming soon. A property that is coming-soon is not
yet available and not yet for sale. Only agents can access to information about listings that are coming-soon. Furthermore, the Multiple Listing Service does not allow us to list those listings in our tally. Is the listing under-contract?
In addition, sometimes that a listing is already sold or
under contract when you spot the for sale posted. Under-contract riders don't go up immediately. Furthermore, it happens that the listing agent is a less than prompt with putting up the under-contract signs. For these reasons, you may see a for sale sign posted when a listing is not active.
