Below you will see a accounting of every subdivision (or condo) with real estate on the market in Falls Church Inventory. This list is compiled from listings currently available today. The list below is refreshed often to ensure that we're supplying accurate tallies that you can count on. The data collected below is pulled directly from the MLS database, so there are some tips to keep in mind.
You may find a subdivision listed multiple times.
You should know that the names of subdivisions (or condominiums) found below were all entered into the MLS database by listing agents. Because humans entered the data, there may be typographical errors. Later, those typographical errors can be corrected and that correction makes it seem like a listing has sold when in reality the error was corrected.
And, there may be some variances as to what exactly a particular neighborhood is named. If there is even one character of difference between a couple of entries this will be counted separately. Hence, if you really need to get a count, you should consider all the variations of the community's name. For instance, Midtown condominiums in Alexandria are by some people entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign posted but the community isn't found below."
Is there another name for this particular neighborhood?
Certainly, for the reason stated above, try to you look for all typical variations of the name.
Is the property for rent?
This list does not cover rentals. So, it may be that the sign you saw posted was for a rental property. Furthermore, this tally
only includes listings still for sale in Falls Church Inventory.
Is the property not yet active?
An active listing is a property that is available and for sale. There are quite a few listings which have a sign posted that are not
active.
For instance, sometimes a sign is posted because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet on the market. Only agents can access to information about listings that are coming-soon. And, the Multiple Listing Service does not permit us to include those listings in our list. If you want to know about coming-soon homes in a specific neighborhood, you'll have to email Nesbitt Realty directly.
Is the listing under-contract?
Also, from time to time that a listing is already sold or
under contract when you spot the sign posted. Sold notices don't go up the moment a property settles. And, from time to time that the listing agent is a less than prompt with putting up the under-contract signs. Because of these reasons, you might see a sign up when a listing is not active.

The arrows at the header below are useful for organizing the communities. In contrast, when you arrange by tally, just keep in mind the tips above, because the number isn't completely true. Nevertheless, the data is still pretty accurate.
