Listed below you will find a accounting of every subdivision (or condominium) with listings in Stone Creek Crossing. The list below is compiled from listings currently available today. This list is refreshed throughout the day (and night) to make sure that Nesbitt Realty is supplying timely tallies that you can rely on. The tallies compiled below is pulled directly from the Multiple Listing Service, so there are some tips to be aware of.
You may find a subdivision listed more than once.
Firstly that the names of subdivisions (or condominium communities) compiled below were all put into the MLS database by Realtors. Because humans entered the data, there can be typographical errors. Later, those spelling errors can be corrected and that correction makes it seem like a listing has sold when actually the spelling on a listing was changed.
Furthermore, there may be some diffence of opinion as to what exactly a specific subdivision is named. If there is even one character of difference between a couple of entries this will be counted separately. Thus, if you really need to get a picture, you should look at all the variations of the community's name. For example, Midtown condominiums in Alexandria are by some people known as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a sign up but the subdivision isn't listed below."
Is there a different way to spell this particular subdivision?
Definitely, for the reason stated above, make sure you look for all typical variations of the spelling.
Is the property for rent?
This list does not include rentals. Hence, it's possible that the sign you saw was for a rental. Not to mention, this tally
only covers listings on the market in Stone Creek Crossing.
Is the property coming soon?
An active listing is a property that is available and for sale. There are quite a few listings which have a sign posted that are not
active.
For example, sometimes a sign is posted because the property is
coming soon. A listing that is coming-soon is not
yet available and not yet for sale. Only agents can access to information about properties that are coming-soon. Not to mention, the Multiple Listing Service does not allow us to list those listings in our count. If you want to know about coming-soon real estate in a specific subdivision, you'll have to email Nesbitt Realty directly.
Is the property under-contract?
Furthermore, it happens that a listing is already sold or
under contract when you see the sign up. Under-contract notices aren't posted immediately. In addition, from time to time that the listing agent is a less than prompt with putting up the under-contract signs. Because of these reasons, you might see a sign posted when a listing is not available.
Do you need timely notices about listings from a specific subdivision?
If you want to be notified when a property is available in a specific subdivision, just let us know. You can arrange the subdivisions by number or alphabetically.
The arrows at the header below are useful for organizing the communities. But, when you sort by number of active listings, just remember the points above, because the number isn't always accurate. Nevertheless, the list is still pretty accurate.
