This list is recalculated throughout the day (and night) to ensure that Nesbitt Realty is providing fresh information that you can rely on. The data listed below is taken directly from the Multiple Listing Service, so there are a few tips to keep in mind.
You might spot a subdivision listed multiple times.
You should know that the names of subdivisions (or condominiums) listed below were all typed into the Multiple Listing Service by listing agents. Because humans entered the data, there may be spelling errors. Of course sometimes, those typographical errors can be corrected and that correction makes it seem like a property has been listed when in reality the listing was updated.
Not to mention, there may be some diffence of opinion as to what exactly a specific subdivision is called. If there is just one character of difference between a couple of entries this will be listed as different communities. So, when you really need to get a count, you should look at all possible variations of the community's name. For example, Midtown condominiums in Fairfax County are at times called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is there a different name for this specific subdivision?
As a matter of course, for the reason stated above, make sure you double-check all typical variations of the spelling.
Is the listing for rent?
This tally does not include rentals. Hence, it may be that the sign you saw was for a rental property. In addition, this list
only includes listings on the market in Metrowest.
Is the property not yet active?
An active listing is a property that is available and on the market. There are many properties which have a sign posted that are not
active.
For example, sometimes a sign is up because the property is
coming soon. A listing that is in coming-soon status is not
yet available and not yet for sale. Only agents have access to information about properties that are in coming-soon status. Not to mention, the Multiple Listing Service does not permit Nesbitt Realty to list those listings in our count. If you want to know about coming-soon real estate in a specific subdivision, you'll have to contact Nesbitt Realty directly.
Is the property sold?
And, from time to time that a listing is already sold or
under contract when you see the for sale posted. Sold or under-contract signs don't go up instantly. And, from time to time that the Realtor is a less than prompt with putting up the under-contract riders. For these reasons, you may see a for sale sign up when a listing is not active.
