You may spot a subdivision listed more than once.
Firstly that the names of subdivisions (or condominiums) compiled below were all typed into the MLS database by Realtors. Because humans entered the data, there will be typographical errors. Later, those spelling errors can be corrected and that correction makes it appear that a property has moved from one subdivision to another when really the spelling on a listing was changed.
Furthermore, there may be some variances as to what exactly a specific neighborhood is called. If there is just one letter of difference between two entries this will be counted as different communities. Hence, when you really want to get a picture, you should look at all the variations of the subdivision's name. Case in point, Midtown condominiums in Fairfax County are by some people entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign up but the subdivision isn't found below."
Is there a different way to spell this particular community?
Yes, for the reason stated above, try to you double-check all possible variations of the name.
Is the property for rent?
This tally does not include rentals. So, it's possible that the sign you saw posted was for a rental. Furthermore, this list
only covers listings still for sale in Halstead At The Metro.
Is the listing in coming-soon status?
An active listing is a property that is available and for sale. There are many listings which have a sign up that are not
active.
For example, from time to time a sign is posted because the property is
coming soon. A listing that is coming-soon is not
yet available and not yet for sale. Only agents have access to information about properties that are coming-soon. Furthermore, the Multiple Listing Service does not permit us to include those properties in our count. Is the listing under-contract?
Also, from time to time that a listing is already sold or
under contract when you see the for sale up. Sold riders don't go up instantly. Furthermore, from time to time that the Realtor is a less than prompt with putting up the under-contract signs. For these reasons, it's possible to see a sign posted when a property is not available.
