You may spot a subdivision listed more than once.
Firstly that the names of subdivisions (or condominiums) found below were all typed into the Multiple Listing Service by Realtors. Because humans entered the data, there will be typographical errors. Later, those typographical errors can be corrected and that correction makes it seem like a listing has sold when in reality the listing was updated.
Also, there may be some dispute as to what exactly a specific subdivision is named. If there is just one character of difference between a couple of entries this will be tallied as different communities. Hence, when you really need to get a tally, you have to consider all possible variations of the community's name. For example, Midtown condominiums in Alexandria are by some people entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign posted but the community isn't listed below."
Is there a different way to spell this specific neighborhood?
Naturally, for the reason stated above, try to you watch out for all possible variations of the spelling.
Is the listing for rent?
This list does not cover rentals. Therefore, it may be that the sign you saw was for a rental. Also, this tally
only covers listings on the market in Fairfax Homes Sale.
Is the property under-contract?
An active listing is a property that is available and on the market. There are some properties that have a sign up that are not
active.
For example, sometimes a sign is up because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet for sale. Only agents have access to information about listings that are in coming-soon status. In addition, the MLS database does not permit Nesbitt Realty to list those properties in our count. If you want to know about coming-soon listings in a specific neighborhood, you'll have to talk to us directly.
Is the property under-contract?
Not to mention, it happens that a listing is already
under contract when you see the sign posted. Under-contract notices aren't posted immediately. Furthermore, sometimes that the Realtor is a little tardy with putting up the under-contract signs. For these reasons, it's possible to see a sign posted when a property is not available.
