You may spot a subdivision listed more than once.
Firstly that the names of subdivisions (or condos) listed below were all entered into the MLS database by Realtors. Because humans entered the data, there may be typographical errors. Later, those typographical errors can be corrected and that correction makes it seem like a property has moved from one subdivision to another when actually the listing was updated.
Furthermore, there may be some variation as to what exactly a particular community is named. If there is even one letter of difference between a couple of entries this will be counted separately. So, if you really need to get a count, you should look at all the variations of the community's name. For example, Midtown condominiums in Huntington are sometimes called Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.

Is there another name for this particular neighborhood?
Naturally, for the reason stated above, try to you look for all typical variations of the spelling.
Is the property for rent?
This tally does not include rentals. So, it's possible that the sign you saw posted was for a rental. In addition, this list
only covers listings still for sale in Chestnut Hills West.
Is the property not yet active?
An active listing is a property that is available and for sale. There are some listings that have a sign posted that are not
active.
For instance, sometimes a for sale is posted because the property is
coming soon. A property that is in coming-soon status is not
yet available and not yet for sale. Only agents have access to information about listings that are coming-soon. In addition, the MLS database does not allow Nesbitt Realty to count those listings in our tally. If you want to know about coming-soon listings in a specific neighborhood, you'll have to email us directly.
Is the listing under-contract?
In addition, sometimes that a listing is already
under contract when you see the sign posted. Sold riders aren't posted the moment a property settles. Furthermore, sometimes that the Realtor is a less than prompt with putting up the under-contract signs. Because of these reasons, it's possible to see a for sale sign up when a listing is not active.
