Listed below you will see a list of every subdivision (or condo) with properties for sale in Vienna. This list is compiled from active listings today. The list below is recalculated throughout the day (and night) to ensure that we're supplying accurate tallies that you may rely on. The data listed below is pulled directly from the Multiple Listing Service, so there are a couple of tips to be aware of.
You may spot a subdivision listed more than once.
Firstly that the names of subdivisions (or condominium communities) compiled below were all typed into the MLS database by Realtors. Because humans entered the data, there will be spelling errors. Later, those spelling errors can be corrected and that correction makes it seem like a listing has been listed when really the spelling on a listing was changed.
Also, there may be some disagreement as to what exactly a particular community is named. If there is just one letter of difference between a couple of entries this will be counted separately. So, if you really need to get a count, you have to look at all the variations of the subdivision's name. For instance, Midtown condominiums in Huntington are sometimes entered in as Midtown, Midtowns, Midtown condomiums, Midtown Alexandria, Midtown Alexandria Station.
"I saw a for sale sign posted but the subdivision isn't listed below."
Is there a different way to spell this particular subdivision?
Of course, for the reason stated above, make sure you look for all typical variations of the name.
Is the property for rent?
This tally does not include rentals. Therefore, it may be that the sign you saw was for a rental property. And, this tally
exclusively covers active listings in Vienna.
Is the listing coming soon?
An active listing is a property that is available and for sale. There are many properties that have a sign posted that are not
active.
For example, from time to time a for sale is posted because the property is
coming soon. A listing that is coming-soon is not
yet available and not yet for sale. Only agents can access to information about listings that are coming-soon. Not to mention, the Multiple Listing Service does not permit us to list those properties in our count. Is the listing under-contract?
Not to mention, sometimes that a listing is already
under contract when you see the sign up. Sold signs don't go up the moment a property settles. Furthermore, from time to time that the Realtor is a less than prompt with putting up the under-contract riders. Because of these reasons, it's possible to see a sign posted when a listing is not active.
